This property is located at the SW corner of Midway Road and Charlie Taylor Road, centrally located amidst the 1,000 acre Cone Ranch project (zoning approval for 2,300 residences).
Location: This property is located two miles north of I-4 and the proposed central Florida high-speed rail, approximately halfway between the Tampa and Orlando metropolitan areas of central Florida.
Frontage: The property has approximately 1,300 feet of frontage on Midway Road and 1,300 feet of frontage on Charlie Taylor Road. According to Plant City’s NE Master Plan, Midway Road will be widened to a 4-lane collector and extended from County Line Road westward to SR 39. Midway Road is planned as a main thoroughfare in the Plant City NE Master Plan area.
Access: The property is accessable from Charlie Taylor or Midway Roads. Charlie Taylor Road is a Hillsborough County designated truck route that connects under I-4 to South Frontage Road and US92 to the south and to Knights Griffin Road to the north. Access to Charlie Taylor Road from I-4 is via South Frontage Road connecting to the County Line Road exit one mile east or the Park Road exit two miles west.
Size: The property is 47.5 acres with no wetlands (100% of the site is upland). Located at the top of a ridge, the entire site is designated Flood Zone X (lowest flood potential rating) with no floodplain encroachment or flood hazard potential.
Zoning & Use: The Comprehensive Land Use Plan for the site is currently under review to be amended to allow two possible uses: 100% Business / employment center; or a Town Center District with up to 65% business/commercial use and 35% multi-family residential use. The City of Plant City and Hillsborough Planning Commission both support the Comp Plan Amendment and approval is expected by Fall 2010. The proposed PD zoning is suitable for most commercial use including “big box” retail, or large scale shopping center development, office park development, medical park, or hospital development, or a mix of uses.
